Since its founding in 1953, Pasco has provided various map data for urban planning maps and social infrastructure management for government agencies based on aerial surveying. Its map creation technology and GIS (geographic information system) know-how have developed into a variety of systems and services for private companies. After gaining experience at Seven-Eleven Japan, Mr. Kobayashi joined Pasco, starting with sales of securities analysis and sales forecasting tools, and now also oversees the marketing and inside sales departments, playing a role in spreading these solutions to the market.

Pasco's securities analysis system has a long history, starting with the "Management Navi" series in 1999, and changing its brand name to "Market Planner" in 2004. After being provided as an ASP type, it was significantly renewed in the winter of 2022 as a cloud-based system specialized for store development work.
The development concept is "anytime, anywhere, anyone can use it." Conventional area marketing tools are highly functional, but are complicated to operate, and in many cases, it is necessary to have a person with specialized knowledge. However, store development staff are not necessarily IT professionals, and in order to acquire good properties, they need to travel around the country and make quick decisions.
To solve this problem, "Market Planner" has the following features.
・Intuitive UI/UX and multi-device support:
Unusually for system development, we have employed a designer to thoroughly improve the user interface. Even staff without specialized knowledge can perform securities analysis and sales forecasts with just a few clicks. Since it is compatible with PCs, smartphones and tablets, it can be accessed on the spot during field surveys and speedy decisions can be made.
・Easy-to-understand analysis results and decision support:
The market potential of the analyzed area is clearly ranked on a five-level scale from S to D. In addition, a sales forecast function using a method similar to the Huff model is also standard, shortening the time it takes to interpret analysis results and supporting quick decision-making and consensus building within the company.
Due to these features, it is being introduced by major chain companies such as Tully's Coffee, which opens dozens of stores a year, and is contributing to the strategic planning of companies aiming to expand into multiple stores, such as restaurants, supermarkets, and drugstores.
N-Deals, a compass for overseas expansion: Breaking through the "data barrier" of the ASEAN and Taiwanese markets with satellite technology
As the domestic market matures, Japanese chain companies are increasingly eager to expand overseas. However, especially in the ASEAN region and Taiwan, there is a lack of reliable statistical data and area marketing tools, and decisions on store openings have been a major challenge, as they have to rely on the experience and intuition of expatriates.
In order to break through this "data barrier," Pasco began offering N-Deals, an area marketing system for overseas (major ASEAN countries and Taiwan), in April 2024.
The biggest feature is the development of high-quality geospatial data using Pasco's unique technology. Overseas, the frequency of censuses is low (for example, once every 10 years in Thailand) and the administrative units of the published data are too large, making it difficult to conduct detailed area marketing analysis like in Japan.
Pasco solved this problem by:
- Satellite image analysis: Regularly grasp changes in cities, such as increases and decreases in buildings and infrastructure.
- Integration with existing statistical data: Combine statistical data from each country with the results of satellite image analysis.
- Provision of data in 1-km mesh: Data such as estimated population and annual household income in 1-km mesh units is updated annually for the entire target country.
- Utilization of road network data: Road data is procured from international data providers, enabling trade area setting and analysis based on travel time by car.
This makes it possible to evaluate the potential of overseas markets, narrow down candidate locations for store openings, and forecast sales using the same objective criteria used for store development in Japan.
In addition, by utilizing Pasco's overseas group company network that has expanded to Thailand, the Philippines, and Indonesia (development bases), data procurement and development costs are optimized.
It is offered at a price range comparable to the domestic version of "Market Planner". It has already attracted a lot of interest from overseas business departments and management, and is expected to be a powerful decision-making support tool for Japanese companies expanding overseas.
